Once we have the basics, we’ll schedule a site walk so we can see the space in person and give you the most accurate guidance possible.
During the site walk, we take a close look at your home to provide a realistic ballpark estimate based on the project scope. Pricing can vary depending on the finishes and materials you prefer and for some structural components that require engineering and architectural input, so we encourage you to share what matters most to you. This is your chance to tap into our expertise, ask questions, and get clear on what it will take to bring your vision to life.
Once you’re ready to move forward, we prepare a design agreement based on your project’s scope of work. This agreement secures your spot on our schedule with a small design fee which is fully credited toward your total contract amount if you choose to sign the build contract. This step gives you confidence that we’re fully committed to your project, and it allows us to begin gathering the detailed information needed to produce an accurate, itemized contract.
The design agreement covers our assistance with HOA approvals and permits (when required) and includes all the supporting documents needed to clarify your selections. These documents outline the exact details that will be specified in your final contract, such as cabinet style and layout, countertop material and cutouts, tile patterns and placement, flooring type and direction, plumbing fixture locations, shower glass configurations, and more. By capturing these choices early, we ensure your contract reflects the true scope of the work and delivers the results you’ve been envisioning.
Important to Note: The design agreement does not include blueprints, engineering services, or city permit fees. Those items are handled separately when necessary. This approach keeps your costs transparent and ensures you only pay for what your project actually requires.
If your remodel requires HOA approvals or city permits, we handle all the legwork for you so the process feels seamless on your end. Homeowners are responsible for blueprint costs when they’re required, such as for additions or any structural changes that the city or HOA must review.
We work with a trusted drafting firm, and while you cover the associated fees, we take care of everything else: coordinating initial plans, managing all communication, preparing and submitting paperwork, and handling any revisions needed after you’ve approved the final design.
Your only role is to sign when necessary, and we guide the rest so you don’t have to deal with the stress or confusion of navigating approvals on your own.

Selecting finishes on time is essential because the details directly affect both material and labor costs for everyone involved, including the work we perform ourselves. As a small company that manages projects closely, we use trusted trade partners where needed, but we’re hands-on throughout the process. Timely selections also allow us to produce the supporting drawings required to bid the project accurately and keep everything moving without delays. For your convenience, we partner with a showroom for tile, flooring, cabinets, and countertops to help you make these decisions quickly and confidently.
Job-site walks are essential because they allow us to assess the existing structure and determine the best path to complete your project. This may involve opening walls to identify load-bearing beams or checking the attic for structural components. Understanding whether interior walls support the roof or are non-structural ensures we plan your remodel safely, accurately, and minimizing the chance of surprises.
Once finishes are selected, supporting drawings are complete, and the job-site walk is finished, we’ll present your full contract specifications. This includes an itemized scope of work by trade and the build contract outlining your deposit and progress payments. Your design agreement credit will be applied in the contract, and you will fund your first project deposit.
Throughout your remodel, we keep you fully informed with weekly updates so you’ll always know where your project stands on the timeline. Because we’re working in your home, we understand how important it is to stay on schedule.
Most remodels include 3-4 milestone payments as the project progresses. These payments align with major phases of work and ensure transparency, fairness, and steady progress at every stage and are detailed in your contract.
When your project is complete, we’ll walk through the finished space together to make sure everything meets your expectations. Once you’ve signed off on substantial completion, you’ll make the final payment, and we’ll prepare your home for its big reveal.
Even after the job is done, we’re still here for you. Our workmanship is backed by a two-year labor warranty, and most finishes, fixtures, and appliances include their own manufacturer warranties. For new construction, we understand homes naturally settle during the first year, so we follow a specific process to address any settling-related issues that may appear.
